Turnkey Modular Steel Hotel Project Completed in 180 Days in the Duqm Region of Oman
The Duqm City Hotel is a benchmark hospitality project delivered on a turnkey basis by DORCE Prefabricated and Construction Inc. in the Duqm region, one of the strategic development zones of the Sultanate of Oman. The project was successfully completed and commissioned within an exceptionally short period of only 180 days.
The project was developed for Oman Tourism Development Company SAOC and planned as a fast and sustainable response to the rapidly increasing accommodation demand arising from large scale industrial, port, shipyard, energy, and refinery investments in the Duqm region.
A Strategic Investment Supporting the Economic Development of Duqm
Since 2010, Duqm has been developed as a state supported industrial hub, driven by major investments in port infrastructure, shipbuilding, oil and gas, industry, and logistics. Within this framework, the Duqm City Hotel was positioned as a safe, comfortable, and accessible city hotel serving business professionals, engineers, and technical personnel visiting the region.
The official opening of the hotel took place on January 1, 2013. The attendance of the Prime Minister of Oman and senior government officials at the inauguration ceremony clearly demonstrated the national importance of the project.
Turnkey Construction Achievement Completed in 180 Days
The Duqm City Hotel project was not delivered over a conventional one year construction period. Instead, through DORCE’s integrated project management, rapid mobilization capability, and modular steel construction technologies, the hotel was completed and put into operation within just 180 days.
The full turnkey scope executed by DORCE included:

• Infrastructure and superstructure construction
• Electrical and mechanical systems
• Fire detection and fire suppression systems

Hybrid Construction Technique with Modular Light Steel and Heavy Steel Systems
The project utilized a hybrid construction approach combining prefabricated modular light steel and heavy steel structural systems. All structures were engineered and implemented with special solutions to withstand desert climate conditions and extreme temperatures exceeding 50 degrees Celsius.
In line with the employer’s requirements, the exterior architectural design was developed to reflect the aesthetics of reinforced concrete buildings, ensuring visual harmony with local Omani architectural characteristics. This approach highlights the architectural flexibility and aesthetic adaptability of modular steel construction systems.

The Duqm City Hotel offers the following facilities:
• 120 standard rooms
• 5 suites
• 1 restaurant
• Fitness center
• Prayer room
The hotel operates under a three star city hotel concept and is primarily preferred for business accommodation due to its proximity to Duqm Port, shipyard zones, oil refineries, and industrial projects.
