Rapid Prefabricated Modular Superstructure Solutions for the City of the Future

In line with the Public Investment Fund’s (PIF) global vision project NEOM and the objectives of Saudi Arabia’s Vision 2030, Dorce Prefabricated and Construction was selected to provide modular steel building technologies for the establishment of large-scale residential zones in the Tabuk region, where extreme desert climate and challenging geographical conditions prevail.

To support the rapid development of NEOM, the City of the Future, Dorce delivered prefabricated modular superstructure solutions tailored to the comfort and operational needs of project personnel, designed to withstand harsh environmental conditions and accelerate mobilization.

Comprehensive Modular Superstructure Scope for a 10,000-Person Living City

Within the scope of the project, Dorce undertook the complete superstructure works of the modular living city, designed to accommodate a population of 10,000. This turnkey scope included design, engineering, manufacturing, logistics, transportation, and on-site assembly, utilizing Dorce’s advanced prefabricated modular steel construction systems.

Customized Modular Living Spaces Designed for Personnel Comfort

To meet the diverse requirements and ranks of personnel working on site, the modular living facilities were planned in three main categories:

  • High-standard VIP modular executive residences for senior management

  • Modern modular engineer accommodations designed to support both work and rest needs

  • International-standard, climate-controlled prefabricated dormitories for blue-collar workforce accommodation

Thanks to industrialized modular construction methods, these structures were completed and operational within a remarkably short period of just 10 months.

Social Facilities and Service Buildings

Beyond accommodation, the project provides a fully integrated modular social infrastructure. The turnkey construction of the following prefabricated modular service buildings was successfully completed:

  • Prefabricated social facilities and recreational areas

  • Modular mosques and worship structures

  • Prefabricated clinics and medical posts for healthcare services

  • Modular administrative offices, prefabricated laundry facilities, and security buildings

Dorce successfully delivered all superstructure components of this 10,000-person modular city on a turnkey basis, covering the entire process from concept design to final installation, using high-performance prefabricated modular steel building systems.
