The 295 Light Steel Housing Project implemented in the Antakya district of Hatay Province is a comprehensive post-disaster permanent housing project carried out by DORÇE under the EPC (Engineering, Procurement, Construction) model for the General Directorate of Construction Affairs of the Ministry of Environment, Urbanization, and Climate Change of the Republic of Türkiye.
The project was executed simultaneously across 7 different construction sites and represents a large-scale public investment that successfully meets the critical post-earthquake reconstruction requirements of speed, structural safety, and quality.
LGSF Technology for Post-Disaster Reconstruction
The project utilized the Light Gauge Steel Frame (LGSF) structural system, which offers high seismic resistance. All light steel load-bearing systems and panelized building components for the housing units were manufactured in a controlled factory environment at DORÇE’s production facilities in Ankara. Following comprehensive quality control procedures, the components were transported to the site and rapidly assembled in a safe and efficient manner.
Through this system, the following advantages were achieved:
- Full compliance with seismic regulations
- Short production and installation timelines
- Standardized, controlled, and high-quality construction
- Long-lasting housing units with low maintenance requirements
Integrated Solutions for Building Envelope, MEP, and Finishing Works
Following the installation of the structural systems, all electrical and sanitary installations (water supply and wastewater systems) were carried out by DORÇE within the project scope. The external building envelope was completed using high-performance sandwich panel systems, while roofing, façade finishes, and interior architectural works were delivered on a turnkey basis.
This integrated approach ensured that the housing units achieved high standards not only in terms of structural integrity, but also in energy efficiency, comfort, and long-term usability.
Infrastructure, Landscaping, and Multi-Location Site Management
Within the scope of the project, DORÇE managed not only the superstructure works but also infrastructure systems, internal roads, landscaping applications, and on-site logistics through an integrated approach.
The works carried out simultaneously across 7 different locations were successfully completed under a centralized project management discipline, covering:
- Design and engineering
- Superstructure and infrastructure works
- Transportation, installation, and site supervision
- Landscaping and environmental arrangements
Safe, Permanent, and Livable Housing Units
With a total construction area of 32,842 m², the project progressed in line with the planned schedule between March 2024 and October 2024. The housing units were designed not as temporary shelters, but as permanent, safe, and long-term living environments.
A Strong Reference for Public Housing and Disaster-Resilient Structures
The ÇŞİDB Hatay 295 Housing Project stands as a strong reference demonstrating DORÇE’s engineering strength, production capacity, and site organization capability in the following areas:
- Post-disaster permanent housing projects
- Earthquake-resistant light steel settlements
- Factory-produced housing systems with rapid on-site installation
- Multi-location EPC public investments
- Serial and high-quality housing production using LGSF technology
The project offers an applicable, scalable, and sustainable resettlement model for Türkiye and for other countries facing similar seismic risks.
