Fast and Durable Housing Solutions Using LGSF Technology for the Gulf Region

The Fujairah Prefabricated Modular Housing Project is a qualified residential development implemented by DORÇE under the Design & Build model for the Fujairah Municipality in the Emirate of Fujairah, United Arab Emirates. Within the scope of the project, 38 housing units were designed to fully adapt to the hot and humid climate conditions of the Gulf region and were completed on a turnkey basis using Modern Methods of Construction (MMC).

By adopting the Light Gauge Steel Frame (LGSF) technology, DORÇE delivered combined advantages of speed, structural durability, and long-term performance. With a total enclosed area of approximately 2,924 m², the project was successfully completed within a short period of six months, between August 2010 and February 2011.

Climate-Responsive and Efficient Construction with LGSF Structural System

The LGSF structural system used in the Fujairah Housing Project was developed with consideration for the Gulf region’s high temperatures, humidity, and intensive usage conditions. Thanks to controlled factory production and rapid on-site assembly principles, construction time was minimized while quality, occupational safety, and cost control were maximized.

Comprehensive Engineering and MEP Integration

DORÇE’s scope of work included architectural and engineering design, superstructure works, installation activities, and full integration of all mechanical, electrical, and plumbing (MEP) systems. In addition, the following systems were completed in an integrated manner within the project scope:

• Water storage tanks and auxiliary infrastructure systems
• Air conditioning (A/C) units
• Water heating systems
• Electrical and mechanical infrastructure applications

This integrated approach accelerated the commissioning process and ensured long-term operational comfort for the housing units.
